A good broker will guide you through the process, preview properties, schedule appointments and help you understand the pluses and minuses of each property. Your broker will also help guide you in structuring an offer, presenting the offer to the selling broker and assisting you to the closing. How much can I afford?
Often times Buyers do not know just how much they can afford to spend on a home. We will give you the names of several mortgage companies and banks that will work with you in finding you the best rate and terms available.

What advantages do I have as a homeowner instead of a renter?
Presently there are significant state and federal tax benefits to owning a home. Homeowners can claim deductions on interest paid on their mortgage and on property taxes, each year. Additionally, homeowners can build equity in their homes by paying down their mortgage as the home appreciates in value. Some buyers increase their equity more quickly by purchasing homes that need cosmetic improvements as opposed to major structural renovations that would be more costly.

Do I need a building inspection?
We highly recommend a building inspection be done on all properties. We will provide you with the names of several licensed building inspectors that are familiar with the Bethel/Sunday River area and understand our Maine climate.

How much do I offer?
Your broker can provide information about what similar properties have sold for. Become a good listener. Listen carefully and ask questions if you don't understand something. If there is more than one offer, your broker can offer some suggestions that may help your offer be the stronger and accepted offer.
